Size & Location

• Size: Larger homes will often appreciate at a higher rate than smaller properties. "Bigger is better".

• Location: If you've ever dipped your toes in the real estate market you may have heard the phrase, "location, location, location". The geographic location of a property is also a major factor in its appreciation. Properties located in desirable areas will often appreciate at a higher rate than those in less desirable areas. This is especially true in places where the population is growing rapidly, or employment opportunities are plentiful. Location can also work against a homeowner if their home is located in an area with high violent crime rates, high poverty or in an area prone to natural disasters such as floodplains.
